Job Overview:
Represent and act exclusively for property buyers to find, assess, negotiate and secure residential (and where applicable, commercial) property that meets clients’ objectives, budget and timelines.
Key Responsibilities & Deliverables
Client intake: assess client requirements, budget, finance readiness and risk appetite.
Market research: identify suitable properties via listings, off-market networks, auctions and vendor agents.
Due diligence: obtain and review contract documents, title searches, zoning, strata reports, pest & building inspections, valuation data and comparable sales.
Property inspections: arrange and attend inspections, produce written assessment reports and recommendations.
Negotiation & purchase: advise on strategy, submit offers, and negotiate terms to achieve best outcome for the buyer.
Auction representation: bid on client’s behalf where requested.
Transaction management: coordinate conveyancers/solicitors, finance application, settlement, and post settlement matters.
Compliance & records: maintain client files, disclosures, cool-off notices and trust accounting (where applicable).
Business development: maintain vendor/agent relationships, grow referral network and deliver client reporting.
Licensing / Legal Requirements (NSW)
A buyer’s agent must hold the appropriate NSW real estate license/registration issued by NSW Fair
Trading: buyer’s agents are treated as real estate agents and require the license or registration specified for
that role.Relevant vocational qualifications Class 2 or Certificate IV in Property Services / CPP41419 and units
specific to buyer’s agency) are commonly required and recognized for licensing
Essential Qualifications & Experience
2+ years property industry experience (sales, valuations, conveyancing, or buyer’s agency).
Strong negotiation, market analysis, and client-relationship skills.

Proficiency with property databases, CRM and MS Office.

Number of properties sourced and inspected per month; success rate of offers accepted; savings/price uplift
achieved vs. market; client satisfaction / referral conversions.Must be confident enough to obtain own clients and referrals
Remuneration (guide only)Salary + commission or fee-for-service models common. Typical total packages vary widely by experience
and market: approx. $62k – OTE $275k + p.a. for employed and or Contract Role (varies by fees/volume).Very Generous commission structure
Reporting Line & Location
Reports to: Managing Director / Principal.
Based in Greater Western Sydney.
Able to Travel across local government areas as required.
Must have Own Car and current license
